Rental Agreement

Rent
No credit cards accepted. If paying by personal check, rental payment is required two (2) weeks in advance, or on arrival by money order, traveler's check, or cash. Check-in time is 4:00PM. Check-out time is 11:00AM. Early check-in / late check-out must be pre-arranged and is based on availability.

Deposits
A $200.00 security deposit is required to hold a reservation. This deposit must be received within 1 week of booking the reservation, or the reservation will be lost. This is not part of the rental amount and will be refunded to you by mail or in person after a satisfactory inspection of the rental unit. Any damages, excessive cleaning requirements, pay-per-view, or other outstanding charges will be deducted from your deposit. Allow 30 days for deposit refund.

Taxes
All rentals less than six (6) months are subject to 6.5% Florida Sales Tax and 4% Manatee County Resort Tax. This amount is in addition to the rental amount.

Cancellation
Deposits will be refunded only with written notice ninety (90) days prior to the rental commencement date. If cancellation is less than ninety (90) days in advance, no refund will be made unless the unit is re-rented at the same terms.

Telephone
Telephone is provided for local calls only. Long distance calls must be charged to tenant's home phone, calling card, or collect. The phone number at the unit is (941)779-9262.

Use of Rental Property
Absolutely no house parties will be allowed. If you have a house party, overcrowd the unit, or otherwise misuse the property, you will be asked to leave immediately with no refund.

Pets
No pets are allowed in the rental unit. Case-by-case exceptions may be arranged in advance with an additional non-refundable $50 deposit for a single pet or $75 for multiple pets. Any unauthorized pets will result in the forfeit of the entire security deposit. All pets must be kept clean and groomed upon arrival and during the course of stay and be current on all required vaccinations. All dogs must have their nails clipped.

Housekeeping
Accomodations are to be maintained in a neat and clean condition. Towels and linens are provided, but tenant is responsible for laundering these items during the course of the stay. Upon departure, all beds should be stripped, and all linens and towels should be gathered. Cleaning linens on departure is not required. All dishes should be washed, carpets and floors should be swept and vaccuumed, tables and counters should be wiped down, and everything should be put away. All garbage should be placed in the outside trash cans.

Weather and Nature
Due to the ever-changing nature of the condition of the beach and surrounding waters, no refunds will be given if the tenant is not satisfied with the beach and water conditions during the time of occupancy. No refunds will be given if there is inclement weather during the occupancy. The only exception is if there is an approaching tropical storm or hurricane and evacuations are under order. In this case, a full or partial refund equal to payment for unused days will be given. If a tropical storm or hurricane results in advance cancellation, a full refund will be given.

Rent payment is due on or before arrival to the unit. When you arrive, the door will be open and the keys on the table. Donna will contact you for rent payment within 24 hours of your arrival or you may call 778-2552 to arrange for rent payment.
